I’m in Rose Garden. I think it’s maintained well. They have a lot of activities. They have pool tables. They have bingo one day a week, card games, and poker. They have all kinds of backgammon and other games. They have a separate room with library and TV. They have a 24-hour guard at the gates. It’s a 2-bedroom manufactured house. You prepare your own meals. If I have a little problem, I call them, and they take care of it. It’s an older facility, but they’re very good about taking care of the people.

The security gate has been inoperative for over a month. The monthly lot rent is nearly $1,000, with an additional increase implemented this month. For residents who pay both a mortgage and lot rent, total monthly expenses exceed $1,500. Moving a manufactured home is extremely difficult, effectively trapping residents regardless of any rent increases. Management has failed to communicate important events, resulting in significant losses and expenses for residents. They did not address these issues and have shown a lack of concern for the difficulties caused. The corporate staff has been uncaring and rude. Additionally, there are frequent breaks in old water pipes, and some evenings there is a bad odor outside. While there have been activities, such as a summer ice cream social, residents were charged for the ice cream. Given that the security gate has been broken for so long, management could have hired a security guard, but they have not. We do not know when the gate will be fixed in this gated community. The gated feature is its primary advantage, and now that is compromised.

At first a great place, but over time the demographics changed. The management doesn't really care about the looks of the community, or it's residents. The dollar is the bottom line ... Exercise room is a shambles with machines that either don't work or aren't used. The pool area isn't cared for and rules are not followed, unless you are part of the 'click'. Kitchen & staff are friendly and do prepare good meals. Some RAC events are nice and well attended, still it is sad to see what could be a nice place deteriorate.
