Property Division

Hi, My parents are alive and healthy. They want to divide the property b/w their children ( 2 sons, 1 daughter). My question is my parents are dividing the property into 4 shares not 3. Is this the right thing? It should be divided b/w children's, if they want to keep a share for themselves for security purpose, why they want to divide the property now?
