The 10 Best Assisted Living Facilities in Sun City, AZ for 2024

Sun City is northwest of Phoenix and part of the Phoenix metropolitan area, but the city’s claim to fame lies in being America’s oldest active retirement community. Out of 39,931 residents, 86% are seniors 60 and older, making Sun City indeed a dedicated retirement community. The Del Webb Development Company completed the first model homes in Sun City, proposing a society as a whole for active adults, and, after more than 50 years, the city is still a Mecca for seniors. In fact, residents don’t have to leave the city limits to find services, including excellent health care.

Sun City also offers assisted living options for those who can no longer remain in their homes. Assisted living communities provide 24/7 staff to help with daily living needs, housekeeping, medication management and transportation. Seniors have choices through assisted living when they don’t need the 24/7 medical care of a nursing home. The average monthly cost of assisted living is $3,975, only a $25 difference from the Arizona average of $4,000

If you’re considering retiring in Sun City, this guide provides much more information about assisted living, average costs for long-term care and the benefits and drawbacks of living in this retirement haven. A list of free resources for seniors is included.

In January, Sun City averages a low winter temperature of 43 degrees Fahrenheit but a summer high of 106 degrees Fahrenheit in July. The area averages 9 inches of rain a year, and no snow falls in this warm, dry climate. The sun shines 293 days of the year, allowing seniors to participate in many outdoor activities. When the sun shines high in the sky with above 100 degree temperatures, seniors can move their activities inside at one of the many recreation centers, including a swim in one of the indoor pools.
  • In line with creating a community for seniors, the cost of living in Sun City is 94.9, which is lower than Arizona’s overall cost of living of 102.2 and the national average of 100. With a city sales tax of only 6.3% and a low income tax of 3.4%, Sun City lets seniors breathe easier knowing their money will go further.
  • Arizona is a moderately retiree tax-friendly state. Social Security income is not taxed. However, withdrawals from retirement accounts are taxed at the full rate, and public and private pension income are subject to partial taxation. Distributions from a 401(k) or IRA are taxed at the same rate as wages.
  • Part of the Del Webb Development Company’s plan for Sun City was to have all the services and resources seniors needed in one community, and that included health care. The city offers numerous doctors, dentists, eye care options, hearing and other specialists, and a top-rated medical center. The Banner Boswell Medical Center provides health care in a wide array of areas and is a designated Nurses Improving Care for Health System Elders hospital, catering to the needs of the senior population in Sun City.
