If I were to buy my mother's property, how would that affect her Medicaid eligibility?

I have legal guardianship over my mother who is in a nursing home and is on Medicaid. Medicare and Medicaid are paying her nursing home bill. I would like to buy her home and real estate. What are the laws regarding this with Medicaid?
