Can you have different names on a mortgage and title?

We bought two family houses 2 years ago. The names on the title are myself, my husband, my mother and father. We would like to refinance our house and change the title to just have my husband's name and mine on it. The new mortgage will only have my husband's and my father's name. Is it possible to have different names on the mortgage and title? What is the next step we should take?
