Is there such a thing as a "deed in waiting"?

An anonymous caregiver asked...
I am due to receive the family home when my mother passes. I have lived and maintained the home myself for the past 35 years. I am not on the deed the home is paid for. My mom is worried if she places me on the deed before she passes that if I had an accident or something to that effect I can be sued and the house can be taken away from her. I would like to avoid higher taxes accessed at the time of her death to the current tax rate of our home she pays $1000 a year I would pay $4000 a year Is there such a thing of a "deed in waiting" with my name already on the deed it will not become active until her death?
